1. Leaks:

If you see wet, dark areas in your attic after a heavy storm then you should definitely call a professional roofing contractor to come out to inspect the source of the leak. The shingle underlayment or the flashing has deteriorated. Some leaks are easier to spot than others. It’s important to pin-point the origination of a leak to ensure if it’s roof related or some other problem such as plumbing. If it is a roof issue, early detection can be the difference between a simple roof repair and whether a complete roof replacement will be required.

2. Missing, broken, or curled shingles:

It’s is the most obvious sign that you’ll need to replace your roof altogether. If the granule loss on your shingles is excessive it’s only a matter of time before they will start curling due to the complete deterioration of the UV coating. The life of shingles depends largely on the quality grade originally installed and the age of the roof. If they are dry and disintegrating then an investment in a new roof is inevitable.

3. Roof dips:

If you step back far enough from your house to get a full view of your roof and see areas that are lower than others; this is known as dipping. Your roof should be an even flat surface. Dipping is evidential of either rotting or swelling from moisture in the roof deck – both signs mean that the roofing materials are degraded and need to be replaced.

4. Exterior or interior paint peeling/ blistering

is an indication that there is moisture trapped in the house most likely due to excessive humidity and high temperatures from inefficient attic ventilation. Attic air flow from the ridge to the eaves must flow without obstruction to keep attic humidity low. The bathroom and kitchen should be vented properly and dryers must be vented to outside of the attic.

If your energy cost for cooling your home has gone up significantly it could be from poor attic ventilation which causes your air conditioner to run continuously and work harder to keep your home comfortable. Rafters in attics with trapped moisture are prone to collect condensation and eventually drip into the insulation potentially causing mold to grow.

The age of your roof can be a factor to consider if a roof replacement is needed. Usually, roofs have a lifespan of 20-30 years before they need replacing.
